A developer based inside or near the society they’re building in is more accountable than a remote operation. Go to the office. See if it’s real, staffed, and can answer specific questions about your unit.

The booking amount is just the start. Understand the full plan before committing — especially the possession payment (usually 30%) that catches most buyers off guard.

Compare the price per sqft with other active projects in the same zone. A developer charging 30% more than the market needs to justify that premium with something concrete — not just marketing language.
